Roof Replacement Basics

The condition of your roof is essential to your home’s wellbeing as it protects your family and belongings from hazardous weather. However, if your roof is nearing the 15- to 20-year mark, it may need to be replaced—depending on its state and type of roofing material.

If you’re thinking about getting a roof replacement, here are a few basics to keep in mind.

Deciding On a Roofing Material

One of the most important parts of getting a roof replacement is deciding which roofing materials to use. What material you choose can depend on your personal taste, the shape of your roof, and where you live. For example, if you live in a region prone to fires, wood shingles should not be your first choice. Here are the five common roofing materials:

  • Asphalt shingles – Inexpensive and easy to find, but also easily damaged, repaired and replaced.
  • Clay or ceramic tile – Expensive and durable, and often displayed as Spanish-style red tile
  • Metal roofing – Fireproof and wind-resistant, but expensive to purchase and install
  • Slate roofing – Attractive look with the longest durability, but costly and difficult to repair
  • Wood shingle – Higher maintenance but with aesthetically-pleasing and long-lasting qualities

Considering the Costs and Off-Season Work

If you’re considering getting a roof replacement, then you’re already aware it’s a big expense. Several costs factor into the price tag of a roof replacement including the roofing material, the roofing contractor, and the size of your roof. However, if you want to get a roof replacement during the late fall, you may luck out with lower prices since the demand for labor is down during the late fall to the early spring season.

The Roof Replacement Process

Understanding the steps for replacing your roof and the jargon roofers use is essential in helping you decide which roofing company you should go with. Two terms roofers use are square and bundles. The term square (1 square = 100 square feet) describes the unit area of the roof, which helps roofers decide how many bundles of shingles they’ll need to cover a square.

The process to get a roof installed can take three to four days, depending on your roof’s size. Roofers need to remove all shingles and make sure the wood on the base layer is in good condition or replace the wood with new plywood. Then, the roofing crew will begin replacing your roof with new shingles. Once finished, a building inspector will review the job and approve the installation as a final step.
